After a radon test, the parties may negotiate installation, a closing credit, an escrow, or no change. The review task is to preserve the test and negotiation chain, identify the final signed instruction, and reconcile it with settlement-not to interpret health data or recommend a remedy.

Build the evidence chain

Collect the inspection clause, test report, device or laboratory record, property conditions noted during testing, repair request, contractor proposals, messages, amendments, invoices, and settlement statement. Record source, date, property address, and page count for each artifact.

Separate observations from decisions

Capture the test result exactly as reported and link any interpretation to its source. Do not label the property safe or unsafe. Record what the buyer requested, what the seller offered, and what the executed amendment states as separate events. A proposal or email draft is not the final agreement.

Reconcile the final term

Extract credit amount, payer, purpose, contractor requirement, installation deadline, retest requirement, access obligation, and evidence of completion. Compare the amendment with lender or settlement limits and the closing statement. If the closing figure differs, state both amounts and their sources.

Track work instead of assuming it

If mitigation is required before closing, identify the selected contractor, scope, invoice, payment, permit if referenced, installation record, and any retest delivered. If the contract provides only a credit, do not report that mitigation occurred. Place unresolved delivery or access tasks in the handoff list.

Report exceptions neutrally

Common exceptions include mismatched property address, incomplete test pages, unsigned repair response, competing proposals, credit above a contractual limit, missing invoice, or settlement mismatch. Health guidance, testing standards, disclosure law, and the legal effect of repair negotiations belong to appropriate specialists.

The final matrix should let a reviewer move from the original contract to the test, negotiation, signed resolution, and closing figure without relying on a summary alone.
