The Census American Community Survey provides estimates for defined geographies, table universes, and reference periods. Those estimates can describe housing context around an estate matter. They do not prove title, probate ownership, a parcel's tax status, or a decedent's assets.

Preserve the complete observation

Every ACS note should include the table or data profile, estimate, margin of error, geography, year, universe, retrieval date, and API or download URL. A state estimate and a county estimate are not interchangeable. A changed boundary or different universe can make a comparison misleading even when the topic sounds identical.

The Census ACS data documentation explains the survey's estimates and margins of error. Use the source's own labels rather than compressing them into an unsupported “average property” claim.

A useful separation

FindingAppropriate evidence
Housing context in a countyACS estimate and margin of error
Recorded ownershipDeed and land-record source
Tax balanceTax authority record with an as-of date
Probate authorityCourt file and applicable order

This separation makes an internal report more reproducible and prevents survey context from being mistaken for parcel evidence.
